Lottery For 258 Below-Market Hell's Kitchen Apartments Launches

The apartments are located in a massive, brand-new development on West 57th Street by the Hudson River.

HELL'S KITCHEN, NY — A lottery for 258 below-market apartments in one of Hell's Kitchen newest mega-developments is now accepting applications. The new development, located at 606 W. 57th St. near the Hudson River, is renting studios, one-bedroom, two-bedroom and three-bedroom apartments.

Prospective tenants can apply for one of the available units through the city's Housing Connect website as of Wednesday, Feb. 7. The apartments are renting at three different levels of affordability — 40, 60 and 120 percent of the Area Median Income — according to Housing Connect.

The 40 percent and 60 percent AMI units represent affordable options for low-income earners whereas the 120 percent AMI units are pricey, but remain a bargain compared to the luxury, market-rate units in the development.

The minimum salary to be eligible for one of the building's cheaper units is $22,903 for an individual and $34,012 for a family of six. The maximum allowed salary for an individual is $26,720 and $44,280 for a family of six.

The minimum eligible salary for a mid-range unit is $34,355 for an individual and $51,018. To remain eligible, an individual must make less than $40,080 and a family of six must have a combined income less than $66,420.

For the 120 percent AMI units, the minimum salary to be eligible is $68,709 for an individual and $102,069 for a family of six. The maximum salary to remain eligible is $80,160 for an individual and $132,840 for a family of six.

Applications must be submitted to Housing Connect by April 10, and there will be no fee to apply. A mail-in application can also be submitted by sending a self-addressed letter to: 606 West 57th Street Apartments, PO BOX 1543, New York, NY 10159.

Market rate rents for 606 W. 57th Street are currently unknown, as developers are still in the pre-leasing phase of the project, according to the building's website. The building rises 42 stories and is expected to contain about 1028 total apartments. The development will also feature 37,463 square feet of commercial space.
