Lottery For 36 New Hell's Kitchen Units Now Open
The apartments will be located in the VIA 57 West luxury development on West 57th Street between 11th and 12th avenues.
HELL'S KITCHEN, NY — An affordable housing lottery for 36 units in a newly constructed Hell's Kitchen building is now accepting applications. The building, located at 625 W. 57th St. between 11th and 12th avenues, is renting studios, one-bedroom and two-bedroom apartments at rates below market value.
Prospective tenants can apply for one of the available units through the city's Housing Connect website as of Friday, August 11. The apartments are renting at four different levels of affordability — 90, 100, 110 and 120 percent of the Area Median Income — according to Housing Connect.
All of the units are located in the development known as VIA 57 West. VIA 57 West's market-rate apartments generally rent for more than $3,000 per month and some units are as expensive as $12,000 per month. The units offered through the lottery will be offered at rents between $1,448 (a studio offered at 90 percent of the Area Median Income) and $2,902 (a three-bedroom offered at 120 percent of the Area Median Income).

In October the city announced it would be revising the rules of affordable housing lotteries to protect low-income residents from being discriminated against. Applicants to affordable housing lotteries will no longer be subject to rejection based solely on poor credit scores or past disputes with landlords in housing court.
