Lottery Opens For 102 Below-Market Hell's Kitchen Apartments
Some of the homes, marketed as affordable by the city, require six-figure incomes to rent.

HELL'S KITCHEN, NY — A little more than 100 below-market apartments in a massive, newly-built Hell's Kitchen development are up for grabs.
A lottery for 102 units — studios, one-bedrooms, two-bedrooms and three-bedrooms — in Clinton Housing Development Company's new building at 540 W. 53rd St. between 10th and 11 avenues is now accepting applications. The units are being offered at various levels of affordability to individuals and families earning 80, 100, 125 and 165 percent of the area median income.
Some units are available to people earning an annual salary as low as $39,292 while other apartments are only available to families earning a combined six-figure income. Rents for units offered at the lowest level of affordability (80 percent AMI) include studios for $1,091 per month, one-bedrooms for $1,375, two-bedrooms for $1,660 and three-bedrooms for $1,910. The rents for the highest level of affordability are considerably more expensive at $2,165 per month for a studio, $2,717 for a one-bedroom and $3,270 for a two-bedroom.

Prospective tenants may apply for the lottery through the city's Housing Connect website. A mail-in application can be requested by sending a self-addressed envelope to: 540 West 53rd Street c/o Wavecrest Consulting LLC, 87-14 116th Street, Richmond Hill, NY 11418. Applications must be sent or postmarked by December 7.

Preference for half of the new apartments will be given to residents of Community District 4, which includes parts of the Hell's Kitchen and Chelsea neighborhoods. Five percent of the units will be prioritized for municipal employees, another five percent will be prioritized for people with mobility disabilities and two percent will be prioritize for people with hearing or vision disabilities.
Amenities offered to tenants include a 24-hour attended lobby, an on-site resident super, two terraces, a children’s splash pad, a children’s play room, a fitness center, a laundry room and an adjacent public community garden
