Midtown Neighborhoods Among NYC's Most Expensive In 2020: Study

Despite drops in sale prices during the pandemic, parts of Midtown still ranked among the priciest in New York City last year.

MIDTOWN MANHATTAN, NY — Despite having some of the steepest drops in home sale prices of any neighborhood last year, much of Midtown still ranked among the priciest New York City neighborhoods in 2020, according to a new study.

The 50 neighborhoods with the highest median home sale prices last year included six neighborhoods in Midtown, according to the report released Tuesday by the real estate website PropertyClub.

The top Midtown-area locale was Hudson Yards, which recorded a median sale price of $3.2 million in 2020 — trailing only NoHo, which led all of New York at $3.25 million.

The most expensive Midtown neighborhoods in 2020 included:

  • Hudson Yards: $3,250,000 median sale price (57 transactions)
  • Central Park South: $3,050,218.50 median sale price (68 transactions)
  • Theater District: $2,970,000 median sale price (143 transactions)
  • NoMad: $1,900,000 median sale price (63 transactions)
  • Flatiron: $1,650,000 median sale price (119 transactions)
  • Midtown South: $1,200,000 median sale price (43 transactions)

Those findings come despite widespread declines in home sale prices around Manhattan during the coronavirus pandemic — especially in Midtown.

Another study, released Monday by RealtyHop, found that parts of Midtown had some of the highest apartment price drops in New York in December. Among them was Midtown South, where home prices dropped by a median of $129,500.
