Homes Near This Subway Station Saw Biggest Rent Uptick In NYC
A study shows that one-bedroom homes near this train station have had the largest rent increases in the city.
NEW YORK, NY — A real estate data site recently published a study that mapped out rental prices for one-bedroom homes near subway stops across New York City, and apartments by one Bronx station had the biggest uptick in price over the past year in the five boroughs.
A data scientist from RentHop found that one-bedroom rents near subway stations decreased at 418 of the 473 NYC train stops from 2020 to 2021 — 88 percent of all stations.
However — not only did homes around multiple stations in the Bronx actually go up in price — there was no bigger increase in the figure than the rent uptick in one-bedroom apartments around the B, D station at 167th Street.

Rents for one-bedroom apartments around the Bronx station increased 5.6 percent over the last year. While it doesn't seem like the most significant of increases, it remains noteworthy for being the largest increase in New York City.
Here are the top five biggest rent upticks on one-bedroom apartments occurring around New York City subway stations:

- 167th St. — B/D trains ($1,795; YoY 5.6%)
- 238th St. — 1 train; $1,890 (YoY 5.2%)
- Far Rockaway/Mott Ave. — A train ($1,673; YoY 4.6%)
- New Lots Ave. — 3/4 trains ($1,724 YoY 4.5%)
- 183rd St and Fordham Rd. — 4 train ($1,775; YoY 4.4%)
Only 35 train stops across New York City saw nearby one-bedroom apartments increase in rent.
The Upper West Side's 66th Street station saw the biggest drop in one-bedroom rental prices for homes near the subway stop from 2020 to 2021.
RentHop classified a one-bedroom apartment as being near a subway stop by finding at least 50 rental listings within a half-mile of the station and then calculating the median rents. If there were less than 50 listings, the real estate website expanded the distance to one mile from the subway stop.
