Rent Moratorium Program is not applicable to Small Landlords!
Cuomo's executive order on rent arrears doesn't protect the most vulnerable Business owner-The Small Landlord. What can you do?

Maryann Maltese, A tenured Communications Downstate Region Manager with the NYS Legislature and a Licensed Real Estate Associate at Weichert-Cow Harbor reviewed the Governor's new Moratorium Order and Small Landlord or Small Business Owner-these individuals are not covered in the extended protections provided by Executive Order's as of Last night and this Morning.
Small Business Landlords those that own units under 4 families are not protected by rent moratorium extended time frames-meaning these Land Owners must Pay their Property Taxes due on Long Island on time as of January 12, 2020-or they will be subjected to Interest and Penalties for phasing out their property tax bills. Small Landlords with tenants presently on premise should reach out to the Governor immediately asking the Governor to extend Property Tax Extended Payment Programs for them without Penalties or Interest occurring. The Existing Executive Order and new extended language provides to Renters "time to pay their rent at no interest or penalties associated with the Landlord or Small business waiting"-but does not include the Small Business Owner-Landlord in EO protections.
Many of these Small Business Owners-Landlords own less than 4 units and live in the same dwelling as the renters are provided relief. If the Landlord-Tenant relationship breaks down-it's a failure for Business Owners-Small Landlords because they re required to pay their Property taxes on time, their home insurance on time or they must enter payment programs "with penalties and interest" still intact-with no mercy in any category. Many of these Small Landlords as well; may have outside professions where their businesses or employment reduced and they are not earning enough income to pay their property taxes on time, can't meet payroll expectations-but must adhere to State Requirements or face sanctions.

I have sent numerous emails to the Governor and to the Local Taxing Authorities; such as the Town of Huntington inquiring and asking them to take pro-active measures since April of 2020 in taking responsibility to "provide tax property payment programs" without penalties associated-to deaf ears. The last 1/2 year Property tax bill Long Islander's paid was due on May 31, 2020-and no EO protections was provided to Landlords or Small Business Owner in the business of renting their property- or any "relief" except the tenants. That is outrageous of NYS to continue to expect that this small population of Landlords can survive without EO protections or some form of relief provided to them in extended time frames to pay their Property Taxes without penalties. By the Local Taxing Authority taking proactive measures-in instituting the "deferment program without penalties this State of Emergency Season-as Huntington and Suffolk County also declared 'Emergencies" the local Taxing Authority does "have the right to Institutenon-penalty payment programs" immediately and can retroactively do so for the former May 2020 Tax Payment-due to Covid 19. The Local Authority Huntington is choosing to point the finger at NYS-instead of using it's ability to do something out of the ordinary. That's a $40,000 Huntington Consulting Fee for Free for the Township of Huntington and NYS as well. By Huntington taking that proactive step- -less foreclosures will occur. When Executive Orders are mandated it's to protect multiple classes of people in different categories facing immediate dangers-there is no reason-soundly wise for NYS Legislature and the Governor to not include the Small Landlords here on Long Island in their regional plans.
Additionally-for my friends and neighbors on Long Island who are collecting PUA COVID Unemployment relief-hence many Small Landlords are; KEY BANK which is the Bank NYS is in contract with to facilitate UIB Benefits does not have a Headquarters or a physical chapter regionally here on Long Island-thus NYS once again-not looking out for the Long Island Region. As a Former Communications Downstate Regional Manager which includes Long Island the-the first line of business I would recommend is to ensure that the Banking Facility NYS's chooses to contract with effective January 1, 2021 has a regional chapter on Long Island-if not-why didn't NYS Department of Labor make sure a 2nd Bank Financial Institution was contracted with?

Now-that NYC has a continued vacate Pandemic Police State of Emergency in effect for over 8 months-where was the pro-active plan to make things better for those NYC-ites relocating to the Outer Larger Extension of NYC (Long Island) to deal with issues of importance to constituencies? I mentioned that Plan while seeking Legislative Offices immediately when Pandemic Covid19 Hit "the Region". What does Long Islanders think about that idea? Today-join me in my constant reminder to NYS-that Women in NYS deserve Earnings Equality immediately as we have been patiently waiting for 100 years for this to occur and I have provided the "blue print" for the NYS Legislature to follow at non-lobbyist fees. Is there any other out of service Member in Limbo with NYS as the Employer or Former Legislator presently offering "free guidance?" Anyone have an answer? No-they are Lobbyist's presently or get paid for their Consulting Memo's. Huntington Township just hired a $40,000 consultant to review LIPA Northport aspects-and Huntington Township has determined by Resolution 222 of 2020- if "Huntington hires NYS Legislative Tenured Staff"; we will not receive Employment Benefits at the Basic Level of Employment Benefit package-including no sick days as of August 2020.
It is clear-that NYS as the Employer must-adhere to issuance of Corrective Language Earnings Law immediately for me; Maryann Maltese and any other Female Staff Member who has a claim and has evidence of such. I'm not a registered Lobbyist-that's the last free suggestions-as Members or Legislators off the State Payroll receive "payment for their speeches"-so the only individuals being "kept in Limbo" are Inactive State Legislative Staff; not old enough to be on Pension, not offered Severance-because I can rematriculate into Service and isn't earning a living-but Kept off the Election Ballot for 12th NYS Assembly Race by Suffolk Supreme Court-Judicial. This is the reason-Women Need Earnings Equality State Law NOW-not next week-NOW because women are being jerked who are Tenured NYS Public Officers-Public Servants. We are the Women-not the private sector women where "rights or our inherent aspects to the Constitution are based from". It's not Hollywood People that can do this as far as Legislative aspects-but they can step behind a Public Servant Staff Member-and say-I support this Woman in Public Service who is the role model to base Legislation from-so that Women at Large have Equality. It will never be them-it's one of us.
