Legally Haunted House In The Hudson Valley

The need to warn prospective buyers about poltergeists was upheld by a court in New York.

NYACK, NY — On the market (how appropriate at this season) is an officially haunted house. And if you think you have poltergeists in your house, you have to disclose that to prospective buyers.

That's an actual court ruling based on a dispute over the sale of this house many years ago, the New York Post reported.

The New York Supreme Court ruled that a man who had offered to purchase the property could back out because the seller had not told him what she had long said in public — that there were poltergeists haunting it.

In the 1980s, owner Helen Ackley insisted that the house was inhabited by poltergeists, most from the Revolutionary War era (the house was built in 1890).

She put it on the market in 1989. She had a prospective buyer, a Wall Street trader named Jeffrey Stambovsky. But he decided to back out of the deal and sued her to get his deposit back.

In court he argued breach of contract because she hadn't disclosed that the house was haunted. Interestingly, the New York Supreme Court ruled in his favor and said she had to disclose it to future buyers.

There were future buyers, because this is a stunning Nyack Victorian: film director Adam Brooks and then rapper Matisyahu.

Now it's on the market again.
