Croton Single Family Homes Sales

Sales
Unit sales in September were 8, unchanged from the same month last year. Sales/list price ratio in September moved down to 97.7% from 99.2% in August.

Prices
Median price in September was $549,450. This is up 19.1% from $461,500 in September of 2013. 3-month median price of $544,500 in September was down a little from $545,000 in August but up modestly from $477,200 in September of 2013. Price per square foot in September was $274. This is up from $243 in August and up from $246 in September of 2013.

Inventory
Inventory of 75 in September was down 2.6% from 77 in August but up 11.9% from 67 in September of 2013. New listings of 15 in September were way up from 7 in August and up considerably from 12 in September of 2013. Months of supply of 10 in September was down just slightly from 10.3 in August but up slightly from 8.6 in September of 2013. This is the lowest months of supply has been since March, 2014.

Market Time
Days on market of 79 in September was up considerably from 56 in August but down modestly from 95 in September of 2013.
