Groundbreaking For New Apartment Building In Peekskill

It's on the Central Avenue route that links the two target areas identified in Peekskill's $10 million downtown revitalization grant.

PEEKSKILL, NY — Housing advocates, local officials and developers will break ground next week on a 82-unit apartment building with parking in downtown Peekskill.

The building at 645 Main will have three stories of apartments fronting Main Street, five stories of apartments facing Central Avenue, and parking on the first two levels that can be accessed from Central Avenue.

The complex being built by Wilder Balter Partners is on the Central Avenue route that links the two target areas identified in Peekskill’s Downtown Revitalization Initiative grant from New York State. It's an eight-minute walk from the Peekskill Metro North train station and waterfront and a five-minute walk to Peekskill’s business district.

Unlike much of the luxury housing going up in the Hudson Valley near Metro-North lines, this development is offering 82 units under the federal Income Averaging set‐aside, which will allow for greater income diversity and deeper affordability, said officials from the Housing Action Council and the city.

Congress aimed the income-averaging option at helping the middle class, particularly in areas where housing is expensive. Developers may choose to serve households with incomes up to 80 percent of the Area Median Income. Currently, $125,800 is 100 percent of the Area Median Income for Westchester County for a 4-person household.

The unit mix for 645 Main as currently proposed includes 18 one bedroom units, 50 two bedroom units, and 14 three bedroom units. the building will include 106,000 gross square-feet of rentable residential space and 65,000 square feet of non‐residential space including a parking garage.

Amenities available to all residents will include a community room with kitchen, great room, fitness center, central laundry, green roof and courtyard, and an on‐site management office.

The groundbreaking is scheduled for 11 a.m. Sept. 9.
