New Crown Heights Co-Working Space Coming to 1002 Dean St.

A previous co-working venture at the former Studebaker station fell through last year.

CROWN HEIGHTS, BROOKLYN — A co-working startup called Ignitia Office is planning a 17,000-square-foot space at 1002 Dean St., after a previous 20,000-square-foot co-working venture there fell through.

Reports from December 2015 announced that part of the massive building, a redeveloped site that was originally a Studebaker service station, would be home to a new outpost operated by The Vault SF, a San Francisco co-working company. But that deal fell through, Patch confirmed in October.

"We tried to do it for a year, and it never happened," leasing agent Chris Havens, who works with the property, said of the deal at the time. "It's very challenging. This is not DUMBO. We tried, they tried. Unfortunately it didn't come to pass." However, Havens also said he had other potential clients lined up.

Ignitia co-founder and CEO Josh Bobrowsky described himself Thursday as a "serial entrepreneur" who started his first business at 17. Ignitia is his first co-working space, he said.

Bobrowsky said the company plans to open its 1002 Dean St. space by the third quarter of 2017, and is focused on creating "a really cool, unique environment" that provides support services to clients and takes advantage of the property's other tenants, such as Berg'n, Bread & Salt, and Landhaus. (Bobrowsky emphasized that he's had only good interactions with current 1000 Dean Street businesses.)

About 80 percent of Ignitia's space will be used for private offices, Bobrowsky said. Single-occupancy offices will run $850 per month, while spaces for up to 10 employees will max out at $4,500.

The remaining 20 percent of the co-working space will be reserved for dedicated desks costing $600 per month, and common areas, which individuals can have access to for $450 per month. Ignitia will be able to support about 250 renters at a time, Bobrowsky said.
