Only 2 Brooklyn Neighborhoods Among NYC's Most Affordable In 2021

These two Brooklyn neighborhoods were the only ones to crack a list of the 50 Most Affordable Neighborhoods in NYC this year.

BROOKLYN, NY — New Yorkers looking for an affordable place to buy a house this year will have the hardest time in Brooklyn, according to a new study.

Only two neighborhoods in Brooklyn landed on a list of the 50 Most Affordable Neighborhoods in New York City for 2021, the lowest number of any of the five boroughs, according to the study by Property Club.

Those neighborhoods were both in South Brooklyn, and both among the least affordable on the list.

Coney Island, with a median sale price of $440,000, landed in 31st place on the list and nearby Brighton Beach, with a $506,000 median price-tag, just cracked the list in 49th place.

The real estate website put together the ranking by looking at all recorded closed sales for residential properties in NYC for 2020. It only included neighborhoods with at least 10 sales during the year.

The low number of affordable neighborhoods was, understandably, in stark contrast to Property Club's list of the Most Expensive Neighborhoods in New York City for the year, where Brooklyn accounted for 19 neighborhoods on the list.

In terms of the most affordable spots, the overwhelming number of neighborhoods that made the list came from the Bronx, Queens, and Staten Island.

The top ten cheapest neighborhoods came exclusively from the Bronx and Queens, and 17 neighborhoods from Staten Island made the ranking. There were only four from Manhattan in the ranking.
