New Building at 138 Bowery Will Have More Apartments Than Originally Planned
New design changes were approved for the eight-story apartment building in the works in Little Italy.
LITTLE ITALY, NY — The new eight-story apartment and hotel building in the works for 138 Bowery will have a few more apartments up for grabs.
The city Department of Buildings approved an application on Aug. 17 to alter the original plans for the building filed last September. The new building will have 46 hotel rooms and 27 apartments, according to records.
New York YIMBY reported last September the original plan was for the building to have 64 hotel rooms and 21 apartments.

However, the size of the building will not be changing, so if you want an apartment in the building, you better be ready to squeeze into a smaller space. There will be 13,830 square feet of living space — which does not include the hotel rooms — meaning the apartments will be 512 square feet on average.
Records show the new building will have 10 hotel rooms on the second floor and 12 hotel rooms each on floors 3 through 5. The apartments will be located on floors 6 through 8, with nine on each floor. The ground floor will be reserved for retail.

The building will be limited to 84 feet tall in order to comply with zoning requirements in the area.

The addresses 134, 136, 138, 140 and 142 Bowery were purchased by Emmut Properties in October for just shy of $47 million, city records show. The new hotel and apartment building will be built on 138-142 Bowery, according to Emmut's website. While the application was approved a year ago, it is still unclear when construction would begin. Emmut's website just says "soon" with an end date of 2017. New York Lighting, which occupies 136-138 Bowery, is still open in the spot right now.
The building's owner did not immediately respond to a request for comment.
