14-Story Tower Could Replace Sunset Park Dunkin Donuts
Developers are trying to get a zoning change to build a 14-story residential building on Fourth Avenue, records show.

SUNSET PARK, BROOKLYN — A 14-story tower might be replacing a Dunkin Donuts on Fourth Avenue, bringing in almost 100,000 square feet of new residential space, records show.
Developers have filed an application for a zoning change at the 737 Fourth Ave. lot, which is found between 25th and 24th streets, so that they can build a 14-story mixed-use building, according to the NYC Planning database.
The new building would be 108,119 square feet total, with most of the space going to 99,534 square feet of residential spots. The other 8,585 square feet would be used for commercial space, according to the records.

Developers, who are listed only as 737 Fourth Avenue, LLC, first began their application over the summer. The next step for the plans will be heading to the City Planning Commission to be certified before they are brought to the local community board.
The new building would be in place of a small Dunkin Donuts and Baskin Robbins hybrid store that sits on the lot, along with a small parking lot.

The Fourth Avenue development is one of a few residential buildings planned for the neighborhood.
Permits for two other five-story buildings further south, on 55th Street and 57th Street, were also filed last month.
Those buildings will replace two empty lots and a single-story home, which was merged with one of the lots for the new building plans.
The 57th Street spot is a condo building at 216 57th St. that will be both residential and community space. It will be five stories, stand at 49 feet tall and bring 8,915 square feet total, 7,938 for residential spots and 70 square feet for community facilities, according to records and New York YIMBY. YIMBY predicted that the 12 residences will likely be rentals based on the average 661-square-foot size.
The second building will be two blocks away at 228 55th St. It will include a single-story home and the empty lot next door and will also be five stories tall. At the 55th Street building, developers plan to devote all 8,314 square feet to residential spots. The building will also most likely have rentals in its 12 residences given the 692-square-foot average per unit.
