Sunset Park Home Buyers: Here Are the 10 Most Expensive Neighborhoods in Brooklyn

Dumbo led the pack, with a median sale price of $2,010,000 this year.

SUNSET PARK, BROOKLYN — A new study looking back at the year in real estate sales found nearby Park Slope to have the 25th most expensive home market in the city, and the 7th most expensive in Brooklyn.

Real estate data firm PropertyShark counted 416 sales of Park Slope residential properties — defined as single-family homes, coops and condos — between Jan. 1 and Dec. 13. The neighborhood's median sale price was $979,500, according to PropertyShark's numbers, a five percent increase over 2015.

Meanwhile, Greenwood Heights came in 14th on the Brooklyn list, registering 48 sales with a median price of $807,300, up 11 percent from last year.

Both areas, however, turned out to be a bargain compared to Dumbo, the borough's most expensive neighborhood, where 113 sales fetched a median price of $2,010,000 this year, an increase of 44 percent from 2015.

And of course, nothing tops TriBeCa, the most expensive neighborhood in the city, where 436 properties sold for a median price of $4.15 million, up 19 percent from 2015.

The study provided no data for Sunset Park, as it wasn't among the city's 50 most expensive neighborhood markets.

  • #3: Carroll Gardens — Median sale price: $1,208,450, down 2 percent from 2015. Sales: 66
  • #4: Boerum Hill — Median sale price: $1,088,000, up 16 percent from 2015. Sales: 75
  • #5: Prospect-Lefferts Gardens — Median sale price: $1,074,500, up 54 percent from 2015. Sales: 41
  • #6: Cobble Hill — Median sale price: $997,500, down 14 percent from 2015. Sales: 70
  • #7: Park Slope — Median sale price: $979,500, up five percent from 2015. Sales: 416
  • #8: Manhattan Beach — Median sale price: $915,804, down 8 percent from 2015. Sales: 66
