Demolition Plans Filed For Site Of Future 17-Story UES Tower
A four-story building will give way for an apartment complex with 15 large units.

UPPER EAST SIDE, NY — Developers have filed plans to demolish a low-rise Upper East Side building that currently occupies the site of a planned 17-story apartment tower, according to public records.
Plans to demolish 323 East 79th Street, located between First and Second avenues, were submitted to the city Department of Buildings just weeks after plans for new construction at the site were filed. Development firm Spruce Capital Partners is behind both filings.
The current four-story building holds a restaurant space and offices, according to public records.

Spruce Capital Partners' new development will rise 214-feet-tall and contain just 15 apartment units, according to building plans filed earlier this month. The building will be zoned entirely for residential use.
An average unit will be about 2081 square feet large and occupy an entire building floor, indicating the development will be a luxury residential building. Planned amenities include tenant storage rooms, a fitness center, bicycle parking and a rooftop terrace.

Spruce Capital Partners bought the development site in 2017 for $12.75 million, according to public real estate records. The previous owner of the building was the First Hungarian Literary Society of the City of New York. The developers own the lot under an LLC called SR 79 LLC.
