Plans Filed For New Upper East Side Apartment Building

The planned six-story building will replace an existing five-story building on East 81st Street.

UPPER EAST SIDE, NY — A developer has filed plans to replace an existing apartment building on the Upper East Side with a slightly bigger building, according to city records.

Plans to demolish a five-story building at 161 East 81st Street and to construct a six-story building on the property were both filed on the same day this month, according to Department of Buildings records. The new building, while taller, will contain just five apartments compared to the current building's 10, according to development plans.

The new development is set to rise 60-feet-tall and will still be shorter than both its neighboring buildings, according to plans filed with the city. The building will be zoned for 9,988 square feet of residential space, which means the average apartment will be about 1997 square feet large.

Each apartment will occupy its own floor except for a duplex that will take up one half of the first and second floors of the building, according to development plans. The new development will not include any substantial residential amenities.

Plans have been filed with the city to demolish a five-story, 10-apartment building currently existing on the property, but the plans do not indicate when work will begin.
