UES Zip Codes Drop Out Of City's 10 Priciest During 2010s: Study
Median sales prices for properties on the Upper East Side's 10028 and 10065 are no longer in the 10 most expensive in New York City.
UPPER EAST SIDE, NY — Two Upper East Side zip codes that ranked in the 10 most expensive zip codes in the city in 2010 dropped out of the top 10 during the decade, according to a new study.
The Upper East Side's 10028 and 10065 were the sixth and seventh most expensive neighborhoods in New York City by median sales price in 2010, but fell out of the ranking by 2019, according to a study conducted by real estate listings site PropertyClub. Fast-rising prices in many Brooklyn neighborhoods contributed to the Upper East Side's slide.
Of the 10 zip codes that saw the highest price increases from 2010 to 2016, seven were located in outer boroughs. Six of those zip codes are in Brooklyn — including Greenpoint's 11222 which is now considered a top 10 most expensive zip code — and one is in the Bronx, according to the study. The only Manhattan neighborhoods to make the top 10 in price increase during the decade are located in Harlem, Hell's Kitchen and the Lower East Side.

Brooklyn's surging prices are reflected in PropertyClub's rankings of the most expensive zip codes at the end of the decade. In 2010 the borough had zero zip codes in the city's top ten most expensive, but increased that number to two by the end of the decade. Those zip codes to make the top 10 list include Greenpoint and Williamsburg's 11222 and Red Hook and Carroll Gardens' 11231.
PropertyClub's study analyzed New York City Department of Finanace sales data recorded between 2010 and 2019 for each zip code. All sales worth more than $1,000 were included in the study.
