9 Upper West Side Buildings Make NYC's Worst Landlords List

Here are the buildings on the Upper West Side that made the Public Advocate's annual Worst Landlords List.

UPPER WEST SIDE, NY — In a year when rent payments became more challenging to make for countless New Yorkers, residents still had to contend with mistreatment by their landlords, and an annual report by the city's Public Advocate names a collection of Upper West Side buildings as some of the worst run in the city.

The report includes 9 Upper West Side buildings, which made the list based on the average number of violations they received this year from the city's Housing Preservation and Development Department.

It's 210 West 107th Street, a 54-unit building with 172 open violations this year.

In an online news conference Tuesday, Public Advocate Jumaane Williams said the pandemic had exacerbated already-dire housing conditions.

"When we overlay communities that were hit hardest by COVID, those are the same communities that have some of the worst landlords and folks who are living in some of the worst conditions," Williams said.

The ranking uses HPD data on the two most severe classes of violations, which can include rodent infestations, lead-based paint, failure to provide public doors and lighting, or a lack of heat, hot water, electricity, or gas.

The New York City Housing Authority — with more than 341,000 open work orders across 326 developments — was given its own designation as worst landlord for the third year in a row.

Here are all nine of the Upper West Side buildings featured on the list, and the number of violations recorded this year:

  • 210 West 107th Street, 54 units, 172 violations
  • 15 West 75th Street, 41 units, 149 violations
  • 122 West 71st Street, 10 units, 115 violations
  • 215 West 109th Street, 25 units, 113 violations
  • 476 Columbus Avenue. 12 units, 87 violations
  • 47 West 74th Street, 10 units, 84 violations
  • 734 Amsterdam Avenue, 8 units, 64 violations
  • 301 West 96th Street, 9 units, 57 violations
  • 250 West 72nd Street, 12 units, 54 violations
