Landmarks Commission Approves 8-Story Mixed Use Building for Upper West Side

An existing three-story building built in 1894 will be demolished to make room for the new development.

UPPER WEST SIDE, NY — The second time was the charm for a builder trying to replace a century-old building on Columbus Avenue with an eight-story, mixed-used development.

On Tuesday, the Landmarks Preservation Commission unanimously approved a revised building plan for a development at 466-468 Columbus Avenue between West 82nd and West 83rd streets. The plan calls for the demolition of an existing three-story building built in 1894 and the construction of a modern eight-story building in its place.

Because the property falls within the jurisdiction of the Upper West Side Central Park West Historic District, any proposed building plans need to be approved by the Landmarks Preservation Committee. The developer, Roe Corporation, first sought approval in August but was denied.

Since August the building plan has been modified to reduces the building's height, diminish its corbelled sub-cornice and to re-design the ground-level storefronts.

The new development will contain seven apartments and one retail building on the ground level, according to plans filed with the city Department of Buildings. The development contains 23,860 square feet zoned for residential use and 4,646 square feet zoned for commercial use, according to the building plans.

The architect for the project is listed as Todd Poisson of BKSK Architects, according to the building plans.
