Morningside Heights Luxury Development Launches Sales

Local elected officials have criticized the development for being out-of-scale for the historically low-rise neighborhood.

MORNINGSIDE HEIGHTS, NY — One of Morningside Heights' largest developments is launching sales on its luxury condo units, real estate developers announced this week.

Apartment pricing at the Vandewater, developed by the real estate firm Savanna, begins at $920,000 and will rise as high as $6 million, according to a press release. Sales marketing is being handled by Halstead Property Development Marketing.

Units at the Vandewater will range from studios to four-bedroom apartments that boast "a caliber of residence never before offered to Morningside Heights." The development topped out at 385 feet above street level in November, making it one of the tallest current or future buildings in the historically low-rise neighborhood.

"The Vandewater is the first development of its kind in Morningside Heights," Christopher Schlank, founder and managing partner of Savanna, said in a statement. "The property will add a new level of modern living to the neighborhood, while paying homage to the iconic architecture of the surrounding area."

The residential tower is located on West 122nd street between Broadway and Amsterdam Avenue. The 316,416-square-foot development will contain 183 market rate apartments. Planned amenities include a fitness center with a 70-foot lap pool, a "forest inspired" children's play room, a salon and 24-hour doorman and concierge service.

When the building topped out in November, City Councilman Mark Levine took to Twitter to call the Vandewater "Exhibit A for the kind of out-of-scale, out-of-context development which NYC needs to rein in."

"5 stories in the midst of historic, low-lying Morningside Heights. Zero affordable units. Neighborhood needs to be protected with a rezoning asap," Levine added on Twitter.

SLCE Architects is the architect of record for the building. The Vandewater and its interiors were designed by INC Architecture & Design and the development's landscaping is being handled by Michael Van Valkenburgh Associates, developers said in a press release. Construction is expected to be complete in 2020.
