Most Expensive ZIP Codes During Pandemic Includes Upper West Side

A study looking at home sales from March 13 to Sept. 7 identified the Upper West Side's 10069 as the second priciest ZIP code in NYC.

UPPER WEST SIDE, NY — The most expensive American ZIP codes during the coronavirus pandemic includes the 10069 ZIP code of the Upper West Side.

The area includes west of West End Avenue from 59th Street to 72nd Street.

Property Club, a New York City-based real estate company, looked at all residential sales nationwide between March 13 and Sept. 7 to determine the 125 priciest ZIP codes of the pandemic thus far.

The 10069 ZIP Code was No. 17 on the overall list, with a median home sale price of $3,071,250. It was the second priciest pandemic ZIP Code in New York City, with Tribeca's 10013 ZIP Code taking home the top spot.

Here are the five most expensive New York City ZIP Codes after 10013:

  • Upper West Side (10069): No. 17, $3,070,000 median home sale price
  • Tribeca/Lower Manhattan (10007): No. 20, $2,900,000 median home sale price
  • Battery Park (10282): No. 26, $2,712,500 median home sale price
  • SoHo/Greenwich Village (10012): No. 51, $2,150,000 median home sale price
  • Hell's Kitchen (10019): No. 87, $1,750,000 median home sale price

The top two in the nation are both in California, with Atherton (94027) coming in at No. 1 with a median home sale price of nearly $6.7 million, and Beverly Hills (90210) at No. 2 with a 4.08 million median home sale price.

More than two-thirds of the priciest ZIP codes identified are in California; all on the list are across only 15 states, and 18 continue to hold a median sale price of over $3 million.

ZIP codes with fewer than five closed sales between the study time frame were not considered, according to the methodology.
