Plans Filed For 21-Story Apartment Building On Upper West Side

Each of the building's floor will house one apartment unit. The building will also feature ground-floor retail space.

UPPER WEST SIDE, NY — Developers have filed plans with the city Department of Buildings to construct a 21-story apartment complex with ground-floor retail on the Upper West Side.

The new development will occupy a site at 214 West 72nd Street, located between Broadway and West End Avenue, and rise 219 feet tall, according to building plans. The building will contain 20 apartment units, each one occupying an entire floor.

The new building will have 29,558 square feet of residential space, which means the average apartment unit will be about 1477 square feet large, according to plans filed with the city. Building amenities are scarce, but include bike parking in the building's cellar and recreational space on the building's second and third floors.

The ground floor of the new development will contain a 1,090-square-foot retail space, according to building plans. A tenant for the retail space has not been announced.

The development site is currently occupied by a five-story building. Demolition plans for the existing structure have not yet been filed with the city DOB.

The developer behind the new 21-story building is an entity called Aventis 72 LLC, according to plans filed with the city. The company bought the property for $15.2 million in November, according to public real estate records.

Aventis 72 LLC appears to be a subsidiary of SK Development, which is headed by father and son Abe and Scott Schnay. Scott Schnay's name is listed on development plans filed with the DOB and on public records detailing the sale of the building site.

The architect for the new 21-story development is listed as the design firm GreenbergFarrow.
