Upper West Side Had The 2nd Most Sales In NYC During 2020: Study

A new study from Property Club ranks the 50 most expensive neighborhoods in NYC. The Upper West Side made the list, but where?

UPPER WEST SIDE, NY — The Upper West Side had the second-most home sale transactions of any New York City neighborhood in 2020, according to a study released Tuesday by Property Club.

The real estate market in New York City has undoubtedly lowered in price during 2020, but that doesn't mean certain neighborhoods still don't cost a pretty penny, according to the study by Property Club, a real estate website.

Property Club compiled the list by looking at all recorded closed sales for residential property in NYC for 2020. It only included neighborhoods with at least 10 sales during the year.

The Upper West Side had a staggering 1,699 home sale transactions in 2020, which was the second-most of any New York City neighborhood. Only the Upper East Side had more dealings during the same period, with 1,755.

In terms of those transactions' median sale price, the Upper West Side didn't rank quite as high on the list, but the neighborhood did finish within the top 20 most expensive.

The Upper West Side had the 18th most-expensive median home sales price in 2020 at $1,575,000, according to the study.

A spokesperson from Property Club said that the increased number of sales on the Upper West Side was due to the "size and population of the neighborhood" compared to others throughout New York City.

While the Upper West Side had the second-most home sales of any NYC neighborhood in 2020, it actually had less than it did in 2019 — when the neighborhood had 1,991 transactions.

Here are the top five most expensive NYC neighborhoods during the period, according to the study:

  1. NoHo, Manhattan: $3,250,000
  2. Hudson Yards, Manhattan: $3,201,875
  3. Tribeca, Manhattan: $3,150,000
  4. Central Park South, Manhattan: $3,050,218.50
  5. Nolita, Manhattan: $3,0002,146

There was no other neighborhood that broke the $3 million mark.

Manhattan dominated the list, with over half of NYC's priciest neighborhoods coming from the borough, along with the 15 most expensive.
