Upper West Side Low-Rise Hits Market For Nearly $10M

The mixed-use building is being marketed as an investment opportunity.

UPPER WEST SIDE, NY — A low-rise building on a busy Upper West Side block could change hands for nearly $10 million, real estate brokers said.

The five-story building at 304 Columbus Ave., located between West 74th and 75th streets, has hit the market at an asking price of $9.95 million, brokers from Cushman & Wakefield — the firm marketeing the property — said.

Cushman & Wakefield is marketing the property as an investment opportunity.

"This property is perfectly situated on the Upper West Side’s high-end retail strip on Columbus Avenue and is surrounded by an eclectic mix of restaurants, top-tier retail and iconic New York institutions," Paul Smadbeck of Cushman & Wakefield said in a statement. "It’s ideal location and retail and residential tenant potential makes 304 Columbus Avenue a quality investment opportunity in one of Manhattan’s most sought-after neighborhoods."

The 12,258-square-foot building contains 13 apartments and two retail spaces, brokers said. Of the apartment units: Five are free market, five are rent stabilized, two belong to the property owner and one is rent controlled, brokers said. The units range from studios to two-bedroom apartments.

The 2,000-square-foot ground floor retail space is currently occupied by Jonathan Adler Home Décor and a 1,7000-square-foot retail space on a lower level is vacant, brokers said.
