UWS Luxury Senior Housing Development Files Building Plans

UPPER WEST SIDE, NY — Developers have filed plans with the city Department of Buildings to construct an 18-story luxury senior housing development on the Upper West Side.

Real estate firm Hines and healthcare provider Welltower will jointly develop the 230-foot-tall senior living complex on the corner of Broadway and West 85th Street. The building will contain 162 rooming units and feature amenities such as dining areas, lounges, a salon, a massage room and a library.

Hines and Welltower first announced plans for the development in November.

"We are very pleased to expand our partnership with Hines, which is focused on developing state-of-the-art residential senior care buildings in major urban markets like New York City," Tom DeRosa, CEO of Welltower, said in a previous statement. "The Upper West Side of Manhattan is a uniquely distinct neighborhood with a large population of affluent seniors yet zero supply of modern, purpose built residential care communities."

Welltower and Hines released a preliminary rendering of the facility (seen above) but said that the project's design and development phases are still underway. The residential complex will be designed by SLCE Architects with a goal to "complement and integrate with the vibrant and well-established residential neighborhood of the Upper West Side," according to a press release.

The development will be Welltower's second luxury senior housing complex in New York City. Hines and Welltower are also partnering to develop a facility on East 56th Street that is expected to open in 2020. An expected opening date for the Upper West Side facility is currently unknown.
