Who's the Worst Landlord on the Upper West Side? See Who Made the Cut

UPPER WEST SIDE, NY — Public Advocate Letitia James released the annual list of the 100 Worst Landlords in New York City on Thursday, but renters on the Upper West Side should't get too worked up.

Only 4 landlords on the list, none in the top 10, own properties on the Upper West Side.

The landlords are ranked from worst (No. 1) to least-worst (No. 100), based on the total number of Housing Preservation and Development (HPD) violations and Department of Buildings (DOB) violations at each of the properties they own.

"Apartments free of mold, vermin, rodents and harassment aren't luxuries," James said on Twitter. "These are basic rights that no tenant should be denied."

The absolute worst property owner on the Upper West Side is Bruce Haley, according to the Public Advocate. Haley placed No. 14 on the citywide list, and owns properties on the Upper West Side such as 734 Amsterdam Avenue and 472 Columbus Avenue. In total, Haley was hit with 783 violations — 760 from HPD and 14 from DOB.

“The Landlord Watchlist is a critically-important resource for tenants, advocates and elected official,” Mayor Bill de Blasio, who started the annual list as Public Advocate in 2010, said in a statement.

Here's the full list of the city's worst landlords who operate on the Upper West Side and the number of HPD and BOD violations each has received:

4. John K Zi — 399/19
