Two townhouses in Greenwich Village were the most expensive sales in NYC during December, according to The New York Times.

GREENWICH VILLAGE, NY — The two most expensive home sales in New York City during the month of December both took place in Greenwich Village, according to The New York Times.

The priciest was a townhouse at 14 East 11th Street purchased by a mystery buyer who never actually saw the property in person, according to the website Mansion Global.

The buyer paid $28 million entirely in cash.

The landmarked five-story townhouse has five bedrooms, six full bathrooms, a private elevator, and over 1,400-square-feet of gardens and terraces.

The second most expensive home sale in New York City during December was a property at 111 Wavery Place, which went for almost $18.4 million.

According to The New York Times, the townhouse is a five-story brick building with six bedrooms, six full bathrooms, a movie theater, two laundry rooms, and a staggering nine fireplaces.

The expensive sales came despite a New York City housing market that plummeted in 2020, with the Greenwich Village seeing some of the most significant drops.

The median asking prices for homes and rents in Greenwich Village took a nosedive in 2020, according to a recent study by StreetEasy.

  • Median Rent Asking Price 2020: $3,000
  • YoY Change From 2019: -32.50 percent

While the home and rent asking prices dropped from November 2019 to November 2020 in Greenwich Village, the neighborhood's median recorded sales price actually shot up.

Greenwich Village saw a staggering 99.70 percent increase in the median recorded sales price during the time period. It was one of the largest increases in the city over the span.

The massive increase in median recorded sales price comes in stark contrast to the significant drop in asking prices, but it most likely down to a handful of extremely expensive apartments, such as the two in December, selling in the neighborhood.
