Long-Awaited 145 Perry Street Development Finally Inching Toward Reality

The lot has seen a handful of hotel and apartment plans over the past decade, but the Department of Buildings approved a new plan Aug. 26.

WEST VILLAGE, NY — The long-awaited development at 145 Perry St. is finally inching a little closer to becoming a reality.

Owner Steven Cohen's Greenwich Heights Corporation had new building permits approved by the city on Aug. 26 for two joined condo buildings on the lot. However, the building is located in the Far West Village Historic District, so plans will still have to garner the approval of the Landmarks Preservation Commission.

The property, which currently hosts a two-story residential and commercial building, has undergone a series of failed projects — and different owners — dating back to 2007. Cohen bought the property for $38.8 million back in 2012, according to Curbed.

The new project calls for adjoining six-story condo buildings which will have 28,691 square feet of residential space, according to city records. The buildings will house six units, including four residences on one floor each, a duplex and a five-floor, single-family household. There will also be a one-car garage and a private roof terrace, filings show.

Back in October 2007, a 90-foot luxury hotel on the property was shut down by angry neighbors. The developers came back with a 78-foot tall version of the hotel — only to still incur the wrath of the neighborhood. Community Board 2 put a stake in the hotel project for good in 2010.

In 2011, architect David Helpern presented a townhouse project for the development, even having it approved by the Landmarks Commission, only to see financial issues prevent it from ever happening.

And so we've arrived in 2016, some nine years after the original plans were made to tear down the existing structure. And again, they'll wait and see if the plans get past Landmarks approval.
