Greenpoint Ave. Waterfront to Get 11-Story Development

A chunk of land near Transmitter Park will soon have a building at least 11 stories tall, city documents said.

GREENPOINT, NY — Another tall, modern residential building is about to swallow a good chunk of industrial land in Greenpoint on the waterfront, with an 11-story mixed-use building planned at 13-15 Greenpoint Ave., right next to Transmitter Park.

The development, expected to be done by 2019, will be visible from many businesses along Greenpoint Avenue: Paulie Gee's, Ovenly, the Karcher, and others. Patch has reached out to many of them to ask how they feel about their street's empty dead end becoming packed with housing and stores.

The owner of the development is Bradford N Swett Real Estate, which purchased the property in 1977, public records say. The designer is Kutnicki Bernstein Architects.

Under the developer's current plan, the building would be 14 stories, 76 units, and 4,200 sq ft of retail, according to zoning documents. But the owner wants city planning to change zoning laws in the area so it can build a shorter, fatter building that more efficiently takes up the lot, it said. It wants to build an 11-story building with 77 units and 4,700 sq ft of retail, the documents said.

Both of the building options come with 23 affordable apartments and a parking garage for around 35 cars. Half of the parking spaces would be located along Kent Street, and the other half would be on the roof of a one-story section of the building, with a ramp that goes up to it from Greenpoint Avenue.
