Newtown Wawa Update: Developer Requests Public Hearing
Provco is asking for a special exception to build a Wawa gas station and convenience store in Newtown Township.
NEWTOWN, PA — A Philadelphia-area developer who first submitted plans for a Wawa gas station and convenience store in May 2018 is back before Newtown Township planners.
Villanova-based Provco Pineville Acquisitions submitted an amended application on Wednesday requesting a hearing at the Zoning Hearing Board to build a Wawa on the Newtown Bypass.
Provco is asking for a special exception and variance from the zoning hearing board to move ahead with the project. The 5-acre property at the southwest corner of the bypass and Lower Silver Lake Road is zoned in the township's Office Research (OR) District, where current zoning law does not normally allow for gas stations.

But after the developer challenged the Joint Municipal Zoning Ordinance between Newtown Township, Upper Makefield and Wrightstown, the supervisors in all three municipalities passed a curative amendment that added a combination a gas station and convenience as a "special exception" in the OR district.
Plans submitted by the developer to the township Wednesday call for a 5,500 square foot Wawa store with 16 fuel pumps, two electric vehicle charging stations and two air pump spaces.
