UPPER MAKEFIELD, PA — The bucolic landscape. The expansive, historic estates. The excellent schools. The proximity to Philadelphia and New York.

There are many obvious perks to living in Upper Makefield. To enjoy them, you'll pay a hefty price.

Upper Makefield is now the region's second most expensive place to purchase a home. That's according to an analysis by Philadelphia Magazine, which lists the Philadelphia region's 50 most expensive neighborhoods for home purchases.

The average home purchase price in Upper Makefield in 2018 was $940,886 — up 15 percent from the year before.

The only place in the Philadelphia region with pricier real estate is Villanova, where last year's average purchase price was $1,125,280.

Several other Bucks County communities are among the 50 most expensive places in the Philadelphia region, including New Hope (5th), Solebury Township (9th), Newtown (14th) and Wrightstown (15th).
