Victoria Square V Plans Paired Down
Developer now wants to build apartment units.

The Palmer Township developer for Victoria Square V has paired down plans to construct 40 townhomes and is now asking permission to construct a smaller apartment complex.
Nick Pugliese is asking permission to construct 12 one-family, semi-detached buildings on a 7-acre plot on Nicholas Court called Victoria Square V. Pugliese already owns several other properties in the township.
Representatives for Pugliese, Finelli Consulting Engineers, had come before the township Board of Supervisors previously with a plan to construct what would have been 40 two- to three-bedroom units with garages. That plan, although approved, has been scrapped due to zoning issues and a struggling real estate market.

“The idea of the plan is a lot less intensive that 40 townhomes with garages,” said Supervisor David Colver.
“I like the concept a lot,” said Supervisor Robert Lammi.

A hearing has been scheduled before the township Zoning Hearing Board for June 7.
New plans also call for stone or vinyl exterior one-bedroom units, with some units including dens. Pugliese said the new plans would have very little impact on the township and schools since the units will be rented to a maximum of two people with leases signed annually. The community will also be a gated and more than 100 parking spots are planned.
