From Radnor Township Engineer, Stephen F. Norcini, Pe In Coordination With The Solicitor About Ardrossan Land Development

The final subdivision plan was approved by the Board of Commissioners in late 2014 and limited the number of lots to 70.

Ardrossan Land Development: The main tract of 311+ acres was initially approved as a conditional use in 2014 under the Density Modification provisions of the zoning ordinance. The plan proposed a range of 64 to 87 lots, 11 of which were to accommodate existing structures on the site. The plan contained 46+ acres of common open space for use and ownership by the residents of the project, not available to the public. This common open space is addition to the Rye Field open space. This approval was also subject to subdivision plan approval. The final subdivision plan was approved by the Board of Commissioners in late 2014 and limited the number of lots to 70. The roads of Ardrossan Farms are considered private roads unless and until they are dedicated and accepted by the Township, which has not happened. The Township has access for fire and police, but the roads are not open to the public.

Note, residents on private roads still pay 100% of real estate taxes and therefore receive many of the Township services such 911 safety and response, trash and recycling and others. However, so long as the roads remain private, no Township funds will be used for road maintenance and repair.

Rye Field Open Space: The Ardrossan Farms Development is not part of Rye Field, nor was access to Rye Field intended to be from the Ardrossan Farms Development. Currently there is a lease with a farmer for the use of Rye Field to graze his cattle. Consequently, it is not open to the Public at this time. The proposed Darby Paoli Multiuse Trail will provide access to Rye Field via a crossing of Darby Paoli Road, from Quarry Field (also under lease to the farmer). At such point in time that the trail is constructed, and the lease agreements are no longer in place, residents will have access to Rye Field. Please see the second sketch provided below.
