On Brentwood's Highest Spot, More High End Homes
A real-estate investor and land owner are teaming up for a luxury subdivision near The Governor's Club in Brentwood.

BRENTWOOD, TN — A Memphis real estate investor and a local land owner are teaming up for a new 113-home subdivision on Brentwood's highest spot, according to The Tennessean.
Memphis-based J. Kevin Hyneman will develop 233 acres on Crockett Road and Raintree Parkway near The Governor's Club on land owned by David Patterson. The pair tell The Tennessean the $125 million The Reserve at Raintree Forest project will have 113 lots for homes in the $1 million to $1.4 million range.

The property includes Holt Knobs, at 1,215 feet, the highest point in Brentwood — but not to be confused with Holt Knob, across the line in Davidson County, the top of which can be had for $1.95 million. Hyneman told The Tennessean he is negotiating with the Land Trust of Tennessee about creating a conservation easement for the hilltop with the possibility of setting it aside as green space or a Brentwood park.
The project, however, is not universally beloved. The president of the homeowners association in the nearby Glen Abbey subdivision said none of the HOA's members want the project.

"The question is: Will property taxes received for an additional single-family home be enough to cover the incremental educational expenses to the school system?" John Braswell told The Tennessean. "Plus, there's more traffic on the roads in Williamson. We have to have an increase in the property tax, sales tax or wheel tax because of unrestrained growth."
