Hoelscher Group Buys 17 Acres In Tomball Business Park

TOMBALL, TX — The Tomball Economic Development Corporation announced the newest tenant to the Tomball Business and Technology Park on Friday. TEDC Executive Director Kelly Violette announced in a press release that the sale of nearly 17 acres in was completed to Hoelscher Properties, LLC.
Violette said the buyer is part of the Hoelscher Group, which includes Hoelscher Weatherstrip Manufacturing Co., Inc.
This 60-year old family-owned company, which specializes in custom doors and weatherstripping, will construct and occupy an approximately 193,000 square-foot building in the Park. The $10.6 million project is expected to bring 119 new full-time jobs to the City of Tomball.

“Companies are choosing Tomball because they can be successful here,” Tomball Mayor Gretchen Fagan said. “We have created a highly desirable Business and Technology Park with all the infrastructure needed for development, and have put in place tax incentives to attract high quality businesses, such as Hoelscher. ”
The result of this sale will leave the Tomball Business and Technology Park with approximately 28.5 usable acres of land available for sale out of the initial 82 usable acres of land available when the Park was formed.

Tom Condon Jr., Senior Vice President in The Woodlands office of Colliers International represented the seller. Andrew W. Sowell, SIOR with Boyd Commercial, LLC represented the buyer. Jane Mathews with Stewart Title coordinated the closing.
The Tomball Business and Technology Park encompasses 99.5 acres of land located at the northwest corner of Hufsmith-Kohrville Road and Holderrieth Road, within the City of Tomball.
The Park is Master Planned and Deed Restricted with a Light Industrial zoning classification.
The Park is fully served with all utilities and provides off-site detention. Its flexible lot sizes and competitive pricing make the Park an attractive location for new and expanding businesses.
