Massive Development Planned For Route 1 In Arlington: Report (ICYMI)

JBG Smith has major plans to totally transform the Route 1 corridor from Crystal City to Potomac Yard.

ARLINGTON, VA — The newly formed JBG Smith is planning on making massive changes to the Route 1 corridor stretching from Crystal City into Alexandria, according to a report.

Now that JBG has merged with Vornado, one developer is now in control of both Crystal City and Potomac Yard. Bisnow reports that JBG Smith wants to transform both areas into places that are populated 24/7, and not strictly during workdays as in Crystal City or on evenings and weekends like at Potomac Yard.

In fact, JBG Smith has visions of transforming the corridor into something that looks more like Ballston-Clarendon-Rosslyn, according to Bisnow, quoting JBG Smith Senior Vice President Matt Ginivan.

For example, JBG Smith is working on plans to take a 69-acre retail site at Potomac Yard and turn it into 7.5 million square feet of mixed-use development. And the developer is also working on adding 120,000 square feet of retail to 1750 Crystal Drive, including an Alamo Drafthouse Cinema.
