Cheapest Home In Edmonds Is $443K, But Only 744 Square Feet

EDMONDS, WA - This home appears to be the victim of the absolutely crazy Puget Sound real estate market.

This nearly 60-year-0ld home on the south side of Edmonds is tiny - 744 square feet - but is selling for $443,000. That's $316 per square foot, which is unbelievably lower than the Edmonds average price of $389 per square foot, according to Zillow.

Snohomish County property records show this home has a much more modest past. The home was purchased in 2008 for about $307,000. In 2010, the home was sold to a relative of the 2008 buyers for $136,000 (probably what was left over on the mortgage). That relative sold the home in 2017 for about $400,000 - a nearly 200 percent increase over what she paid in 2010.

That's nearly double how much the average home price has increased in Edmonds since 2010, according to Zillow. Back in 2010, the median Edmonds home cost about $375,000. Today it's $659,000 - a 75 percent difference.

Since that sale in 2010, the price of this home has increased a whopping 225 percent. One bright spot: the home's assessed value is only $330,300, which means property taxes will be much lower than if the assessed value kept up with housing prices.
