Tivoli Green Is Mount Pleasant's Newest Housing Development
Wangard Partners started construction on the project in 2019, which has market-rate, multi-family housing located just west of 90th St.

MOUNT PLEASANT, WI — Racine County officials officially opened Mount Pleasant's latest residential development, the 278-unit Tivoli Green apartment complex.
"The grand opening of the Tivoli Green development is another milestone toward meeting Racine County's long-term economic development strategy. We thank Wangard Partners, the Racine County Economic Development Corp., the Village of Mount Pleasant, and all those who made this project happen," Racine County Executive Jonathan Delagrave said in a statement.
Wangard Partners started construction on the project in 2019, which consisted market-rate, multi-family housing located just west of 90th Street north of where the street meets Campus Drive. The development is located on a 20-acre plot of land just north of Mount Pleasant Village Hall, and nearly four miles from where Highway 20 interchanges with I-94. Officials estimated the project cost at about $43 million.

Apartments in Tivoli Green vary in size from studios to 3-bedroom units with 9-foot ceilings, sizable walk-in closets, stainless appliances, designer fixtures, convenient direct-access garages. Rent ranges from about $1,100 to $2,200 per moth, according to an official real estate listing.
According to official village documents, the village estimated the project would add about $4 million in new value by the end of 2019, with a total incremental value increase of about $45 million by the end of 2021.

The project falls under the village's Tax Increment District No. 2, which was created in 2007 as a mixed-use district. The Village then added a new provision to the TID, providing a $9.8 million “pay as you go” incentive towards the project from tax increments generated by the project.
The TID is scheduled to end in Sept. 2027.
