Expired Listing?

Hi Sussex Home Slices!
You know you are a dorky mom born in the 70's when you use words like that!
So you have an expired listing- you had your home on the market to sell for most likely 90 days minimum, usually 180 days. And....nothing. You tried everything you could think of- and everything your agent could think of....maybe. So why is it that your home did not sell? Is it the price? Maybe....and regardless of WHY it didn't sell, price is always the one thing that instantly increase interest once you start lowering it. However, that is not always necessary. One of the things I specialize in is RE-marketing homes that have been on the market and have not sold. This is a newer term in the real estate business, so you might get agents literally knocking on your door in attempt to re-list your home. However, I don't knock on seller's door. And I don't call sellers. Why? Because the high pressure approach is rude and disrespectful in my opinion. I have never run into anyone that has said they "like it when salespeople knock on their door" (of course girl scouts never apply to this rule)
Anyway, what I do is a new market analysis and a full review of your previous listing information in terms of how long it was listed, list price, photo quality, staging quality, and many other things that can make a property not appeal to buyers. Some of these things can be easily changed to get results. The point is, if it's not working something needs to change and I can help figure out what that change might be. For expired listings, I offer free staging advice, inside and out (curb appeal- especially with Spring upon us!), I will hire a professional photographer, and really spend the time to get your home sold- and it may not even take a lot of time after a new approach is taken. I will never just put a sign in your yard and cross my fingers, hoping for an offer. I work to find agents with buyers in your area and price range!
