Every time I turn on the news all I hear about is green, green, green. Climate change is changing the world as we know it. We've got to turn down (or up) our thermostat, we must buy an electric car, we have to plant zeroscape lawns .... but when you want to buy a new house, what are the builders building? Ahhhh ... bigger houses (2500-4000 sq ft), with higher ceilings, larger doors and 3 car garages ... In other words energy guzzlers. All in a tightly planned HOA under declarant control with a low unsustainable HOA fee of $45/month. And those HOAs are including gyms, large swimming pools, tennis courts, large community rooms, spas ... and vertical gardens. How long do you think that $45 HOA assessment will stay at $45/MO? LOL.
Here's what I don't get. Tucson never prepared for the eventuality of Climate Change. Whether or not it's caused by carbon dioxide is irrelevant, the climate is changing. The further you look up the Catalinas, the bigger the homes. We're not talking 4000 sq ft, we're talking 20-25000 sq ft on several acres. Each home has all the amenities I listed above but they do their share in saving the climate by driving a Tesla or a Prius. How quaint.
Legislators wake up. Encourage the land owners to change the deed restrictions. Add a tax the humongous homes. How about allowing smaller homes to be built up the hill? When a HO wants to buy a lot why are you allowing deed restrictions to remain with minimum square footage of 3000-4000 homes when a 1500 architecturally designed home could be better for Climate Change and not detract from the homes around it? Add a HEFTY tax to the land owner who refuses to put smaller homes on the lots. You are the problem when you leave us no land to build on and force us into the new stick built HOA homes where we rot in beige and enter a war zone. Don't just stand there, DO SOMETHING. Somehow change the deed restrictions so that people can build smaller homes and save on energy. It's a win, win!
