So you had some bad weather and it ruined your roof. It's not the flat roof so common to Arizona instead it's a gable or pitched roof. You're lucky enough to live in a 35+/- yr old HOA. You do the right thing and call your Insurer and they do the right thing, send out an adjuster and give you a list of contractors and materials you can use. Your all set and your replace your roof ASAP on Thursday.
Over the weekend the neighborhood rats decide to check out the job. And they do not like it! They call Cruella de Vil who comes out in gown and Swarovski crystal glasses and looks down her nose at you the peewee. You view it as close to the original roof and color as possible, they see an opportunity for revenge. Wrong color, wrong replacement type. The Board gets involved, has a secret vote and by golly you get a notice to replace the roof based on the new aesthetics that may or may not have been added to the last amended version of the CC&Rs. Fail to comply and you'll find yourself in court paying a $100K bill to defend yourself. Shame on you! You never got approval from the Board to replace it to look the same as it has for 35 yrs. Still willing to kinda comply you do your research until you find out that to choose from what the board wants will cost you $7K-12K more. Think I'm fooling? Remember, if a board members can replace their roofs with whatever they want. CC&Rs were not written for board members or friends-of-the-boards. The tyrants rule. There is no way to make shifting boards of tyrants happy!
