The market is fluid and responds to economic fundamentals: supply/demand and competition.

1. The absolute #1 factor in selling a home is getting the price right out of the shoot. That price may shift with increased competition - either homes that are coming to market that may challenge the original price, or comparable homes that are selling at a discount relative to your asking price. Markets are fluid - they don't hold still waiting for you to reach what you feel is your ultimate price. Markets do not consider your goals, they react to current conditions. Period.

2. Photography. Professional photos are a necessity, since the internet is your first showing. 99% of home buyers look on line first. And we know that creating the right first impression is of the utmost importance.

3. Editing & Staging In order to get great photos, the composition has to be there. Buyers do not want to see or smell ANY personal history. I always tell home sellers that your toughest competition is new construction. So make your house look and smell as new as possible. NO CLUTTER OR PERSONAL COLLECTIONS. Less is more - real estate is about selling space. More stuff makes rooms look smaller. Infusing newness, regardless of your personal taste, will help to project a sense of relevancy - so eliminate large armoires, floral sofas, swag window treatments, oriental rugs and any other items that date a home. 4. Curb Appeal This is in effect the 2nd showing, since the buyer has seen the property on line, and the next time that they see the property is as they drive up, or drive by. You don't want drive by's , so make the approach enticing. See the above before and after photos.
