Nicky's of Beverly 'Builds' On Reputation at 105th & Western

Innovative design at new, nearby location boosts Nicky's reputation for freshly prepared meals, a generous selection, new beverages

Nicky’s name alone causes locals to salivate.

So a new location, name change and “cutting edge” architectural design will boost a reputation built on 23 years of freshly prepared meals, superior customer service and an aim-to-please mind-set.

Owner Paul Kostopanagiotou’s vision transformed a dull, forgettable city corner into an electrifying “must-see” destination as unique as it is functional in these peculiar times of social distancing. Only the expansive menu has more star power.

Newly minted “Nicky’s of Beverly” located at 105th and Western Avenue, joins a string of family-destination restaurants redefining Beverly’s look and feel along the stretch from 103rd to 111th streets.

Saturday, January 2, 2021 is the grand opening and it will be another 92 days until Kostopanagiotou and his staff can rest on Easter Sunday. With a menu as jam-packed and diverse as Nicky’s of Beverly, the avid patron could order a different meal everyday until then. Some will arrive Saturday morning for a gyro fix.

After 23 years of spilling his heart into Nicky’s Grill and Yogurt at 103rd and Western, Kostopanagiotou tossed his wallet in as well, treating all customers to their favorite meals on the last day of operation two weeks ago.

“For me, the customers have always been the best part,” said Kostopanagiotou. “I mean that sincerely. They know me, and I know them.

“I love hearing their stories and sharing my own. I’ve always tried to be fair, too. I think this approach resonates with people, and it comes from a real place. I’ve also built up a diverse customer base. I’m proud of that, too.”

Calling the construction for the new site a total “reface” of the former building, expansion doubled the space to 2,000 square feet. Adapting a two-floor stacking design, the structural engineers were able to create an 18-foot ceiling, suitable for an open-air ambiance and a casual dining experience.

“It’s something different than traditional construction,” Kostopanagiotou said. “It takes a little bit of vision.”

Choosing to keep the original building intact, the bulk of the new construction expanded through the creative use of large shipping containers configured with windows that caught Kostopanagiotou’s eye in Toronto.

The restaurant also features an overhead door that can be raised to allow diners to enjoy pleasant conditions, as will the rooftop patrons and those seated outdoors. A liquor license will allow for craft beer and wine, along with sparkling teas and cold brew on nitro.

In 1997, Kostopanagiotou opened Nicky’s Grill and Yogurt with an unusually generous menu of grilled favorites, homemade entrees and salads. Yogurts and ice cream treats led the dessert parade.

Only 22 at the time, Kostopanagiotou led with personal service and a pledge to “keep things fresh” with new menu items. His new location will continue that tradition because “Nicky’s is always trying to evolve.”

Kostopanagiotou credits the 19th ward’s businesses along Western Avenue such as Horse Thief Hollow, Open Outcry Brewing Co., Swanson’s Deli and Americano’s for reinvigorating the business corridor.

“I love Paul and I love what he’s doing,” said John Brand, owner of Open Outcry Brewing Co. “He’s had an amazing business for 23 years and now he demonstrates a further commitment to the neighborhood with an innovative design and re-use of an existing property.”

A native South Sider, Kostopanagiotou was never far from his father’s apron strings at a restaurant near 47th Street and Kedzie Avenue.

Just as the menu has evolved with a “give the people what they want” attitude, Kostopanagiotou will coordinate with Beverly Records to host pop up vinyl days dedicated to specific genres and artists.

“I’m excited,” Kostopanagiotou said. “It’s going to be cool.”

Nicky’s of Beverly – as featured on WGN’s Chicago’s Best for its gyros and double Angus cheeseburger – makes everything to order, from the salads, burgers, gyros, vegetarian dishes, skin-on fries, frozen treats and more.
