Willow and Pfingsten Plan Needs Another Careful Look

A Site Comprehensive Plan Revisit and Third Party Traffic Peer Review is Needed.

Statement from Timothy J. Doron, Unite Glenview Candidate for Village Trustee,

In the past several weeks I have had the pleasure of meeting with a number of neighborhood groups around the Village to listen and discuss issues. Two such groups are the neighbors in the northwest areas of the Village including the neighborhoods of the Willows and Indian Ridge. Their deep concern is over a rezoning request located at 2660 Pfingsten Road (southwest corner of Pfingsten and Willow) commonly known as the Hart property. I have devoted many hours meeting with residents, visiting the site to observe traffic patterns, reading the Village Comprehensive Plan, and reviewing site plans and meeting materials.

The issues are complex, and I applaud the neighbors for their continued voice and dedication to our valued system of public comment and input. I also commend the Village for rezoning the property to R-1 residential and agreeing to hold public meetings once again at the Plan Commission, thus allowing for additional citizen input and deliberation.

Accordingly, I urge the Plan Commission and Village to review this site within the strict context of the Comprehensive Plan which offered two possible development scenarios, both of which include residential buildings on the south side. Additionally, the neighbors feel that the number one issue is both existing and future traffic volumes and specifically difficult access at Pfingsten Road. Having thoroughly read all of the traffic studies, and given the serious possible impacts, I strongly urge the Village to commission a third, independent full peer review of the traffic studies and the site impacts by a qualified traffic engineer. Continued thoughtful and detailed consideration of the traffic, land uses, density and site planning are essential to the future of this Glenview neighborhood.
