Liquid Therapy On Route 6 Has Major Price Drop
In March 2020, Joliet Patch reported the Liquid Therapy bar property at 3501 Channahon Road was available for $1.3 million. Now, it's less.

JOLIET, IL — Thirteen months after Joliet Patch reported that the Liquid Therapy tavern and restaurant along Route 6 between Joliet and Channahon was available for $1.3 million, the property has undergone a dramatic price drop.
After no one was willing to purchase the nearly 4.3 acres of property at 3501 Channahon Road in Joliet, the owners have retained a different real estate firm in hopes of selling the property.
The price has been reduced to $995,000, that's a drop in price of $305,000.

"Currently a restaurant/bar with outdoor patio, but the location is ideal for numerous possibilities," the listing on LoopNet reads. "In the path of new development as it is just down the road from Splash Station, across the street from Hollywood Casino and near several large warehouses."
If someone is interested in tearing down the Liquid Therapy, one possible re-use of the land is for storage units. Another would be for semi-truck parking, according to the listing agents.

"Whatever your entrepreneurial inspiration, bring your plans and let's get started!" the listing on LoopNet reads.
It remains to be seen whether the latest price drop will be enough to persuade someone to buy the land. On the other hand, there has been a lot of development of late along the Route 6 corridor as Target opened a new distribution warehouse across the road and GP Transco opened its headquarters adjacent to the Target property, which has brought hundreds of semi-trailers to the area since last summer.
