Want To Buy Essington Road's Westriver Crossings? It's For Sale

JOLIET, IL — Last week, Joliet Patch reported that the business strip mall along Jefferson Street with the Wing Stop building and the Panda Express is now for sale for nearly $4 million. But that's not the only major business plaza along a busy Joliet thoroughfare that's now for sale.

Joliet's Westriver Crossings at 2338-2368 Essington Road is available for $6,740,000.

The property includes nearly 32,500-square-feet of retail space, and it's 93 percent leased at the moment. The respective businesses are not sale, rather, it's the land and the buildings that are available for purchase.

Jason St. John of Greenstone Partners in Chicago is the real estate broker trying to find a new buyer for the Joliet buildings, according to the new listing on LoopNet.

The anchor tenant, ATI Physical Therapy has occupied the property the past 19 years and recently extended its lease for another 12 years, the listing noted.

At the moment, 83 percent of the tenant base consists of the medical profession, services or food-oriented businesses "further safeguarding against online retail growth. The investment also possesses the ability to unlock additional upside through the lease-up of the remaining 2,200 square foot vacant space," according to Greenstone Partners.
