Villas Of Equestrian Meadows Development Moves Forward In Lemont

LEMONT, IL — The Villas of Equestrian Meadows development will move forward after the Lemont Village Board approved annexation, rezoning and the preliminary planned unit development for the project.
Plans for the project include a 32-unit duplex subdivision on 16 lots, sitting on 9.72 acres on the northwest corner of McCarthy and Bell roads, according to board documents.
During the meeting, a public hearing was held and the board amended an existing annexation agreement to include a 2.41-acre lot which will be part of the development. According to board documents, the proposed subdivision is also in agreement with the Lemont 2030 comprehensive plan.

The board also approved the rezoning of the newly-annexed property to R-5A, single-family detached and attached residential district. Other parts of the parcel were zoned as R-4 residential and B-3 arterial commercial, but all were rezoned to the R-5A zoning.
"When the village annexes land, it devolves to R-1, residential, so rezoning is necessary," Economic and Community Development Director Jason Berry said during the meeting. "In this instance, it cleans up a number of existing zoning districts that are out there, and puts the entirety of the PUD under the R-5A."

The builder for the development will be Castletown Homes.
"[The builder], they do just a phenomenal job here in town, a good track record," Mayor John Egofske said. "Excited to always have a builder that we're familiar with."
