East Berkeley Street Warehouse on the Market for $13 Million

Property prime for redevelopment.

A four-story warehouse on East Berkeley Street has been placed on the market with a sale price of $13 million.

The 40,000-square-foot building, built in 1932 as a parking garage, is currently used as a storage facility. is handling the sale of the property, located at 140-148 East Berkeley Street across from .

Bids are due by June 30.

If a sale goes through, the new owner would have the option of redeveloping the property into condos or other residential uses, said Randi Lathrop of the Boston Redevelopment Authority. The building could be converted into multi-family housing, general retail, or a mix of the two, she said.

Current zoning restrictions would cap the maximum height of any new development at 70 feet, however, discussions are underway to potentially raise maximum building heights to promote development in the area surrounding the Harrison/Albany Corridor.

At a February meeting of an Advisory Group dedicated to the issue, BRA Senior Architect Michael Cannizzo the base height of buildings in the corridor from 70 to 100 feet, with pockets of town houses marked as exceptions. The proposal met with positive reactions from the group, which is scheduled to meet again on Wednesday. Any changes would need to be approved by the Zoning Commission before taking effect.

Redevelopment of the East Berkeley Street property would also be subject to approval by the South End Landmark District Commission, which oversees height and mass of projects within the designated Protection Area. The property is not part of the Historic District, and the Commission would have no authority over its physical appearance.
