Colossal North Wayland Mansion Goes to Auction Friday

The palatial Wayland property features 28 rooms and more than 11 acres.

The 28-room colonial at 45 Waltham Road will head to auction Friday, more than two years since owner Roy McDowell Jr. initially listed it in April 2011.

According to the listing posted by Benoit Mizner Simon and Co., the home is currently priced at $11.8 million, down from the $25 million the Boston Globe lists as the original asking price in 2011.

The sprawling colonial features five bedrooms; six full and four half baths; a home theater; swimming pool; sports court; 1,740-square-foot guest house and more than 11 acres with space to graze horses or land a helicopter (as evidenced by one of the listing photos)

Redfin recounts a series of price changes throughout the past two years as the 25,400-square-foot home failed to secure a buyer. Public documents indicate that Wayland values the home at just under $8 million.

According to Boston.com, McDowell built a successful development firm that took a significant hit in the recession of 2008. Friday's auction is intended to satisfy an $8.3 million debt.

Friday's auction is being handled by the Paul E. Saperstein Co. A deposit of $100,000 by certified or bank check will be required at the time of  the sale and the balance will be required within 30 days, according to the auctioneer's website.
