Salem Planning Board Approves Tuscan Village Subdivision Plan

During a meeting on Tuesday, the Salem Planning Board approved plans for a six-lot commercial subdivision in the Tuscan Village District.

SALEM, NH — The Planning Board on Tuesday approved a six-lot subdivision in the Tuscan Village District that is currently under development. The subdivision is located in South Village, and will include a medical office building and a gas station with a convenience store and a car wash, as well as about 20 apartment buildings, said Planning Director Ross Moldoff. Plans for each of the buildings will still need to be approved by the Planning Board before construction can start.

The subdivision is part of a broader project to develop the Tuscan Village District, which spans about 3 million square feet. By comparison, the Rockingham Mall in Salem spans 1 million square feet, said Moldoff. Plans for the Tuscan Village include residential areas, restaurants, offices, a hotel, and a variety of other businesses.
The Planning Board has been reviewing plans for the district for about three years, after Tuscan Kitchen purchased the former race track in Rockingham Park. The district's North Village, which includes the new Market Basket, has primarily already been constructed. Now, the Planning Board is reviewing plans for the South Village, which will have 25-30 buildings total, said Moldoff.
Also during Tuesday's meeting, the Planning Board reviewed plans for an 800,000-square-foot mixed use development for Tuscan Village and discussed signage and parking in that area. They took an initial look at plans for a medical office building and a café, but took no action on those plans at this time.
